West Oahu First-Time Buyer Checklist (Print This)
A printable 10-step checklist for first-time buyers on the leeward coast, from pre-approval to closing.
1. Check your credit (all 3 bureaus) and dispute any errors.
2. Get pre-approved — not just pre-qualified — with a Hawaii-licensed lender.
3. Decide your down-payment source (gifts allowed with a gift letter).
4. Tour at least 3 neighborhoods on different days of the week.
5. Ask for the last 6 months of HOA minutes on any condo.
6. Order a home inspection within 10 days of acceptance.
7. Shop homeowner's insurance early — some carriers won't write in flood zones.
8. Lock your rate 30-45 days before closing.
9. Do a final walkthrough the day before close.
10. Keep 2-3% of the purchase price liquid for closing + first 60 days.
