Median List vs. Sold

The gap tells you how aggressive buyers and sellers are being. A shrinking gap means sellers are pricing closer to where the market clears.

Days on Market (DOM)

Lower DOM = faster-moving market. Watch the 30/60/90-day rolling average, not a single week.

Months of Inventory

Under 3 months is a seller's market, over 6 months leans buyer. Most of West Oahu sits between 2 and 4.
